New Bills That Impact AZ. Community Associations
| BREAKING NEWS!Arizona’s Governor signed two more bills into law that impact community association operations in Arizona.The first, SB 1184, expands the list of flags that Arizona community association members may display to include officially authorized “Uniformed Services of the United States Division Flags.” The bill inserts this category into both the condominium and planned community statutes, placing it on par with the American flag, state flags, and first responder flags. It also creates an explicit statutory definition for this flag category, ensuring clarity about what flags are protected. The second, SB 1246, amends Arizona law to significantly increase the delinquency thresholds for foreclosure by condominium associations from 1 year/$1,200 to 18 months/$10,000, to match last year’s increase for planned community associations. For condominium associations and planned community associations alike, the amended bill specifies that with respect to large special assessments ($10,000 or more), only the 18-month threshold applies. These new laws take effect September 12, 2026.
